Pros

Beautiful Communities Scenic surroundings and well-maintained spaces that create a pleasant environment to live and work in. Access to peaceful parks, walking trails, and green areas that promote relaxation and outdoor activities. Safe, welcoming atmosphere where residents take pride in their community. On-Site Treats Regular complimentary snacks, coffee, and beverages, offering small but appreciated perks throughout the day. Occasional free lunches or catered events, fostering a sense of camaraderie. Seasonal treats or themed food offerings that keep things fun and engaging. Community Members Friendly, supportive neighbors who are easy to connect with and always willing to help. A strong sense of belonging and collaboration among residents, creating a positive and inclusive culture. Engaged and proactive community members who take initiative in organizing events or volunteering.

Cons

Inappropriate Holiday Bonus Giving powdered cocoa as a holiday bonus feels tone-deaf and insulting, especially when employees are working hard to support a failing company. Lack of Appreciation: The bonus fails to reflect the effort and dedication of on-site teams, who are essential to keeping things afloat. Contrast with Leadership: Meanwhile, the RSL (Regional Sales Leader) flaunts a lavish company trip to Austin, demonstrating a lack of empathy and professionalism. Company's Struggling Performance The company is clearly failing, as demonstrated by a lack of financial stability despite on-site teams contributing over $4 million to the revenue roll. No Growth Opportunities: There is little to no opportunity for career advancement or professional development, leaving employees feeling stagnant. Poor Morale: The company’s financial problems are highlighted by meager bonuses (candy cane) and a lack of meaningful recognition for hard work. Ineffective Flight Plan The company’s flight plan is cumbersome, time-consuming, and yields no significant results, making it a waste of resources. Lack of Actionable Insights: Despite the time spent, the flight plan does not lead to any measurable improvements or growth. Questionable Leadership and Financial Decisions Unnecessary Executive Salaries: If financial problems are so dire, cutting salaries for Sales Consultants, L&E and the RSL could be a more appropriate step instead of just handing out nothing. Lack of Marketing Expertise: The company continues to hire individuals with no clear track record of success in marketing, further perpetuating failure. Mismanagement of Lease-Up Process The team handling lease-ups is out of touch with market pricing, leading to poor decision-making. Rent Increases Before Stabilization: It’s baffling why rents are being raised before the property has even stabilized, further alienating potential residents and decreasing sales potential. Inexperienced Roles: There are individuals in key positions without the necessary on-site experience, contributing to misguided decisions that worsen the company's situation. Overall Company Dysfunction The company’s operational structure is disjointed, with many people in roles they’re unqualified for, leading to chaos and inefficiency. No Cohesion or Strategic Direction: It’s evident that there's a lack of vision and coordination, which undermines any chance for long-term success.

We’re sorry to hear your disappointment and appreciate you taking the time to share. It has undoubtedly been a tough year for the real estate development industry as a whole. We’ve been forced with many tough decisions and tried our best to strike the right balance with these realities and continuing to reward and invest in our teams. We weren’t in a position to do holiday parties year, but still wanted to celebrate the holidays in some way. We’re sorry you didn’t find these efforts meaningful. Please know that our onsite teams are never eligible for holiday bonuses as they are paid monthly/quarterly bonuses (which have been paid all year). Regardless, we’re hopeful and optimistic that we’ll be able to get back to our normal holiday celebrations this coming year. We will continue to look for ways to support career development opportunities through our leadership training series, stretch assignments, mentor program and individual development plans to ensure our teams are growing professionally. GS Exec Ruined Great Company

Pros

Great community members. Great team of people at the sure level. Fair pay.

Cons

Many layoffs as of late. If we wanted to work for a huge company we would, so why allow a person from a company none of want to work for come in and take over and ruin a great company. The bird play on words is played out. This feels more like cheerleading camp than a multifamily company. Far too many meetings. Way too many unnecessary roles that have no idea what life on site is like. Several other jobs should've been cut before the VP role was cut. Now with the loss of several roles and properties there's not any hope to move up. A lot of good people are planning to leave the company now. Marketing is absolutely useless and isn't driving traffic. Again, lack of onsite experience has no idea how to bring people in the doors. Frequent shops allude that we're not trusted to do the right things, it's over the top. Sales leadership is abysmal.

Sparrow is constantly and consistently working to improve as a company and fosters a really positive work environment for everyone. I've really enjoyed my time working for Sparrow.

Cons

The different departments within the company can feel a little disconnected and there is room to be more diverse and inclusive.
