Pros

Pay is OK. Tenants can be nice. You can learn some trades.

Cons

No benefits/bonuses at all, you’re better off buying a healthcare plan off the marketplace. They’ll have current employees write positive reviews. High turnover rate and there’s many reasons why. Lead technician will have you do everything while he sits in his truck or works at the owners’ house. No organization or professionalism throughout. Owner will micromanage to the extreme and make promises that won’t come to fruition. Zero autonomy to make your own choices or bring in new ideas. They want you to be on call monthly, no pay even if you come in. No mileage reimbursement going to and from properties and you’ll use your personal cell phone. When I left, I was given a text message to return my keys and then completely ignored with questions I had regarding what was happening. There is no HR department or anyone to protect you. Very poorly run and unprofessional company.

Pros

The coworkers and management are all so supportive here! I broke my leg during employment and they were very flexible with my recovery time and physical therapy appointments. I feel really valued for my effort, and I am always told when I am doing a good job. The work environment is positive and encouraging. The salary is definitely a plus as well.

Cons

The benefits don't start until a half a year of employment, so it can be difficult trying to work in time off prior to that without taking a pay cut for that pay period. However, the management are happy to work with me about working make-up days during the first six months.

Pros

At the time of my employment, the pros are as follows: - Compensation, for an entry-level position compensation was very fair. I was granted a 20% raise after about 8 months of employment (for no good reasons but a large raise nonetheless). However, there are no benefits as far as retirement or health. - Free housing, I was provided a 2 bedroom, 1 bathroom apartment free of rent and was responsible for utilities and parking for my partner only. - Understanding in EXTREME emergencies, throughout my time there I had a death and a serious personal emergency. While I did feel obligated to give the most intimate details of both situations, I was provided the time off and "support" for lack of better words that I needed. However, heavy speculation occurred whenever call-outs occurred or time off was requested. - Maintenance Team, the maintenance team that I worked with closely to resolve tenant-concerns consisted of 3 great people (so if you're looking to join the maintenance team only, you will likely have a decent to good experience) - Location, the office and the apartment I was provided was steps away from Suburban Square, super walkable, friendly, and safe. - Difficulty Level of Work, the work that is required to complete the job itself is super easy. However, the owner will frequently assign ridiculous tasks that are often time unethical and impossible to complete the way they expect. - Flexible Departure, as I chose to leave this establishment and gave very short notice, management still provided me with flexibility on my apartment lease which was appreciated.

Cons

The biggest and most important con is management, the management team consisted of 2 owners and a general manager that is pretty much entirely controlled by the owners. This becomes incredibly hard since there is no HR team to protect you. The GM, themself, is a great person, very easy to get along with. However, the GM must pass on tasks from the owners that often puts them in a compromising position. The workplace quickly became toxic and the one owner often made inappropriate comments regarding other's size, race, financial status, etc. A lot of the decisions made by the owner are almost unbearable (in the way that they treat tenants and past employees (those that they fire) alike). Without providing too much detail, you will likely not feel comfortable in this workplace if you are a POC, not an athletic build, and do not have a great academic track record. Another side note is that work/life balance can be difficult for the months you are required to be on call, you are required to attend to maintenance concerns and lockouts at any hour. I an office employee, was required to "bleed the heat" of the boiler systems at a property after 9pm on a Friday night then spent most of a day off attending to a burst pipe and the cleanup. You will be responsible for working all major holidays as the office is often 365 days a year. Personal car will be used daily to host property tours. Personal cell phone for all work communication.
